When buying a home, the prime factor in real estate comes down to location, location, location. Testing prospective homes for Indoor Air Quality (IAQ) typically takes a back seat. That's how it was when we searched for our "forever home.” 

In hindsight, a test for Indoor Air Quality would have been very helpful. Our home had a deeply entrenched smoke odor. We found mold inside the jets of a 1990s-era oversized tub, and mold inside a whole-house dehumidifier. We thought some cleaning and a fresh coat of paint would get rid of the smell. We were wrong.

Since then, we've learned a lot more about the importance of the air we breathe and its impact on our health and well-being. After retiring from the Army and starting a small business focused on IAQ, we’re even more hyper-focused on improving the quality of the air we breathe and have taken steps to improve our indoor environment.

We’ve gathered these top 5 tips to help you understand the value of checking the Indoor Air Quality before you buy a home.

1. Insist on an Indoor Air Quality inspection.

Although many home inspection services may have cursory knowledge about mold and other IAQ issues, they aren't well versed or certified in the specifics of indoor air movement and circulation in building design, mold properties and propagation, or other aspects of IAQ. Give yourself peace of mind with an IAQ inspection and use a company with proper certifications.

2. Check Ventilation Systems.

A well-ventilated home ensures a continuous supply of fresh air and proper egress of indoor pollutants. Look for homes with modern HVAC systems equipped with high-efficiency particulate air (HEPA) filters. Verify that exhaust fans in kitchens and bathrooms are functional to mitigate moisture build-up and prevent mold growth.

3. Beware of Signs of Mold and Moisture.

Mold can significantly degrade IAQ and cause various health issues. As you're visiting a prospective home, pay close attention to basements, attics, ceilings, and around windows for signs of old water damage, mold, or excessive moisture.

4. Check humidity levels.

Get a sense of how humid it is as you're walking through the home. While you may not carry a small hygrometer with you everywhere you go, you can usually get a sense of how humid the air is inside a home. High humidity levels will lead to mold growth.

5. Test for Radon.

Radon is a colorless, odorless, naturally occurring gas that can accumulate in homes and poses serious health risks. Ensure that the property has been tested for radon levels. If not, request a radon test before finalizing your purchase.

6. Ask About Previous IAQ Issues.
Don’t hesitate to ask the seller about any past IAQ problems and how they were addressed. Ask if previous mold remediation work was warrantied and ask about the company that remediated IAQ issues. Understanding the home’s history will help you make informed decisions.
